Understanding SDA Categories

Specialist Disability Accommodation (SDA) is funded under the NDIS to provide housing solutions for participants with extreme functional impairment or very high support needs.

The Four SDA Building Types

1. Improved Liveability

Designed for participants with sensory, intellectual, or cognitive impairments. Features include improved lighting, acoustic treatments, and simplified layouts.

2. Fully Accessible

Designed for participants who use wheelchairs or other mobility devices. All areas must be accessible without steps or stairs.

3. Robust

Designed to be resilient and reduce the likelihood of damage. Suitable for participants who may exhibit behaviours of concern.

4. High Physical Support

The highest level of SDA, designed for participants with significant physical impairments. Includes ceiling hoists, backup power, and assistive technology provisions.
